Looking for a first-time homebuyers guide to Dallas? Buyers may have more negotiating power going into 2027, with more room to ask for repairs, concessions and price cuts. Mortgage rates and ownership costs are still big hurdles, though. September 2026 North Texas data showed a $385,000 median single-family home price, 4.3 months of inventory, and an average of 62 days on market. Aaron Polk of AsertaLoans Mortgage in Uptown Dallas shares where he’s seeing first-time buyers go, many using programs like 0% down payment assistance.

Casa View: Best Overall for First-Time Buyers

Casa View is Polk’s strongest overall recommendation. Its September 2026 median sold price was about $254,000, down 3.9% year over year. Expect mid-century ranch homes, established neighborhood character, White Rock Lake nearby and ongoing city planning efforts. Keep in mind older-home maintenance and car dependence. The price also fits under the $342,000 purchase cap for the Dallas Homebuyer Assistance Program (DHAP).

Oak Cliff: Elmwood and Marsalis Park

Oak Cliff offers two entry points. Elmwood appeals to buyers seeking character, older cottages and local businesses, about 15 minutes from Downtown, with a June 2026 median listing price around $385,000. Marsalis Park is the more affordable detached-home alternative, with a median listing price around $246,500 and signs of softer asking prices.

Pleasant Grove and Cedar Crest: Budget-Friendly Picks

Pleasant Grove had an August 2026 median sold price around $255,000, with mostly detached homes and some DART access, so it also fits under DHAP’s cap. Cedar Crest, at about $299,000, offers proximity to Downtown and redevelopment potential. Discuss commute times, property condition and block-by-block differences with your agent, and don’t count on future appreciation.

Vickery Meadow and Prestonwood: Condo Options

Vickery Meadow is the lowest-entry-price option, with a September median listing price around $146,000 and access to NorthPark, Park Lane and US-75. Prestonwood’s roughly $230,000 broad-area listing median is heavily influenced by condos, and detached homes cost substantially more. For any condo, factor in HOA fees, insurance and whether the building qualifies for mortgage financing.

Lake Highlands, Lochwood and Old Lake Highlands: Higher-Budget Neighborhoods

If you’re willing to spend above average, these areas offer established housing, parks and White Rock Lake access. September median sold prices were about $569,000 in Lake Highlands, $595,000 in Lochwood and $540,000 in Old Lake Highlands. Old Lake Highlands’ roughly 10% year-over-year price decline may give you room to negotiate. School assignments vary by exact address.

How Property Taxes Can Change Your Budget

Your monthly payment is more than principal and interest. In Texas, property taxes are set by several local taxing entities, including the city, county and school district. Two homes at the same price in different neighborhoods can therefore carry different tax bills. Ask your lender to estimate taxes, insurance and any HOA dues for the specific address, not just the neighborhood.

The Bottom Line

Whether you want a mid-century ranch near White Rock Lake or a low-entry condo, Dallas has options at many price points. Talk to a local mortgage broker like Aaron Polk of AsertaLoans to see which first-time buyer programs fit your budget.
